Adjust Pricing Rules

You can always edit pricing rules after you link your Booking.com properties and Airbnb listings. Just go to Menu > Booking.com > Prices and Payments.

If you use multiple rates in Booking.com, you need to set other rates to be updated relatively to Standard Rate which you update with Your Porter App. For example, you may want to offer a 10% discount for non-refundable rate in Booking.com. In this case, you need to set the non-refundable rate less than 10% of Standard Rate. When Your Porter App updates Standard Rate, your non-refundable rate will be updated automatically. This is the best way to handle multiple rate categories in Booking.com.

Due to differences in commission policies between Airbnb and Booking.com, Your Porter App can update your prices on Booking.com using your rules over Airbnb prices. You can create various rules and relations between Airbnb and Booking.com prices. By default, we add 15% to Airbnb prices when we update Booking.com rates. You can easily change this rules when you match your Airbnb listings with Booking.com rooms.

Please keep in mind that Your Porter App always shows your Airbnb prices and updates Booking.com prices depends on the pricing rules you created.

Link Booking.com Account with Your Porter App

Your Porter App works as a channel manager for Booking.com and requires you to connect your properties to Your Porter App. In order to establish this connection go to Booking.com Extranet and click on your property. After that click on Account on the top right corner of admin panel. Choose Channel Manager.

You need to Disconnect from your current channel manager, if you are already using one. After that, you can make a new connection request to Your Porter App.

Start typing Your Porter App and select Your Porter App as your channel manager. Choose two-way sync as connection type. Accept the IT Provider Agreement and continue. If you have multiple properties on Booking.com, you need to make this request for each property.

Now go to Your Porter App and click Menu > Booking.com. Make a Request to connect your account to Your Porter App. You will receive an email with detailed instructions. Do not forget to reply to that email with the name or ID of your properties so we can add them to your account.

Our team will connect your Booking.com properties to Your Porter App account and send an email about next steps. After you receive that email, you can start to match Airbnb listings with Booking.com properties at Your Porter App.

Match Airbnb Listings with Booking.com

After you activated the connection successfully between your Booking.com account and Your Porter App, go to Menu > Your Listings and click on a listing to start. Choose Add Another Channel in the menu which appears at the bottom of the screen.

You can complete this status with 3 easy steps: Link Airbnb listings with Booking.com rooms, set pricing rules for Booking.com and choose payment processor.

Add Another Channel to Your Porter App

On this screen, besides iCal sync options for HomeAway and TripAdvisor, Booking.com requires a more complicated integration. Click on Link Booking.com to start matching your listings with Booking.com rooms.

Link your Airbnb listings with Booking.com rooms

You will see all of your properties and rooms on Booking.com. Just select the room which matches current Airbnb listing.

If you have more than one Airbnb listing which stands for same Booking.com room with multiple availability, you can match multiple Airbnb listings with single Booking.com room type.

2. Set Pricing Rules for Booking.com

After you select your Booking.com room type, you will see available rate categories for this room type. If you use multiple rate categories for your listing, Your Porter App will update only one rate category by default. You need to select which rate category in Booking.com you want to update when you adjust prices.

3. Choose Payment Processor

After you match all of your listings and define pricing rules for Booking.com rooms, you need to choose your payment processor. If you are eligible for Payments by Booking.com program, please choose a related option. Otherwise, you need to link each property with a Stripe account. You can learn more about payment processors.

You can always adjust pricing rules after you create the initial connection.

Final Step to Sync Reservations and Rates

Once you link all of your Booking.com properties with your existing Airbnb listings, our team will approve your connection to start syncing your reservations and rates. At this step you need to confirm one last time from your Booking.com Extranet. After the connection is successfully activated, you can sync and manage everything from Your Porter App.

After you have completed matching all of your listings with Booking.com rooms, click More -> Booking.com -> Push Prices and Availability.
This will take your prices from Airbnb, make necessary adjustments and push to Booking.com for next 365 days.

Setup Payment Processor

Your Porter App can automatically store the credit card details of your guests. You can later charge your guest's credit card according to your pricing policies. If your property in Booking.com is eligible for Payments by Booking.com or you want to handle credit cards manually, you can disable this feature. Although this is a super useful feature for hosts, it is not a required to activate credit card processing in order to use Your Porter App as your channel manager.

Among many solutions for credit card payments, Your Porter App has partnered with Stripe to store and charge credit cards. In order to use the credit card data coming from Booking.com, you need to have a Stripe account. It is suggested to open a Stripe account before starting the integration between Booking.com and Your Porter App. If you do not have a Stripe account yet, you can create a Stripe account very easily.

If you do not add a Stripe account to your property or select Payments by Booking.com option, Your Porter App will not be able to store your guest's credit card information in any way.

Thanks to the security infrastructure of Stripe, Your Porter App never has access to your guest's credit card details. When you get a new reservation from Booking.com, Your Porter App creates a customer in your Stripe account. Once the credit card details are stored in your own Stripe account, you are able to charge the customer anytime you prefer according to your policies.

You can use different Stripe accounts for different properties on Booking.com, that's why you need to add your Stripe accounts first and then link it to your properties. You can link your Stripe account by clicking Add New Stripe Account on Menu > Booking.com > Stripe Accounts.

If you already have a Stripe account, you can Sign In by clicking the link in the upper right corner of the page. Once you confirm your account with Stripe, you will come back to Your Porter App to give a nickname to the Stripe account you have added. For example, it is useful if you plan to add different Stripe accounts of different landlords.

Once you have added your Stripe accounts to Your Porter App, you are ready to continue with linking Booking.com account to Your Porter App.
